We have developed a robust financial plan to scale Quinn’s over the next four years. While pubs can be highly profitable businesses, consistent revenue growth depends on one thing: events. Quinn’s is uniquely positioned to capitalise on the 15–25 major events held annually at Croke Park, while also creating its own events calendar to drive regular trade and maximise profitability.

Our business benefits from several complementary and diversified revenue streams:

  • Local Trade and DCU Market
    Quinn’s is a well-known and respected Irish pub with deep brand recognition, especially in the Dublin and DCU communities.

  • Croke Park Event Revenue
    Located next to Ireland’s largest stadium, Quinn’s expects event-driven sales of €1.25–€1.75 million annually, including from GAA finals, major concerts, and now Leinster Rugby matches.

  • Late-Night Venue Revenue
    As a large-scale nightlife venue, Quinn’s will host weekend festivals and club nights for over 1,000 patrons, creating a rare city-fringe nightlife destination.

  • Food Yard Rental Income
    Our outdoor Food Yard will host up to 20 rotating vendors, generating over €250,000 per year in rental income while enhancing the venue’s food offering and customer dwell time.

  • Guest Accommodation
    We’ve completed 9 boutique bedrooms above the pub, with plans to expand further. We forecast €350,000–€400,000 in net accommodation revenue annually.

Following years of disruption from COVID-19 and inflationary pressures, Dublin’s hospitality landscape is undergoing rapid change. Valuation Potential

Based on our projected EBITDA of approximately €1.2 million by 2027, the business could achieve a valuation in the range of €9.5 million to €14.5 million, applying an industry-standard multiple of 8x to 12x EBITDA. This offers investors the potential for strong equity growth, especially as the business stabilises and scales further.

We also have potential to expand the business with the development of addition Hospitality and Accommodation Spaces.

Simon Kelly and Jay Bourke are the promoters of this project. Simon leads the finance and structure part of the company, and Jay Bourke leads the vision and hospitality part.

Together, they are an exceptionally experienced team that has delivered similar and much larger projects in the past.

They have invested €1,000,000 into the project as a clear sign of their commitment.
